When you move to Naples Florida for the fishing and, see dolphins

So, you have made the decision, after months, maybe years of pondering where your next home move will take you, finally you have made up your mind and Naples is at the top of your list.

You take the plunge, buy a home and move in.  But will you have buyers remorse, will you wake up wondering why on earth you chose Naples to call home?

Maybe, or maybe not, here are some things you may want to know before you make that final jump.

  1. They don't call Florida the Sunshine State, for nothing!  Be prepared to wake up to around 264 sunny days per year, and even those that are cloudy are probably not going to stay cloudy all day.
  2. You are never far from anywhere in town, ask a taxi driver, how far is the beach? or how far is downtown,…

As a Realtor having a website is really important, having one that produces leads is even more important.

For a while now I have been talking to my clients asking not just obvious things such as “where did you get my name?”  or “how did you find us”.  But more trying to find out what made them stay with us to search for their new home in Naples and trying to find out from those who did not, why they left and looked elsewhere.  Most of this research was done with our real estate website in mind.

Interestingly, color has a lot to do with first impressions, especially on a website, how long they stay on it and on whether or not they will come back. Colors have hidden meaning and provoke thoughts and actions that you may not instantly be aware of.…

The Dome house used solar power and renewable energy. So you're trying to do everything you can to save the planet?  Most people these days recycle and try to do what they can to help save the world's resources.   Houses are now being built to make the most of naturally occurring power sources such as wind and sunlight, solar panels can help in lowering your bills.  With technology that seems to change every day the world is full of information on how to improve our homes and make the most out of what is available without causing harm to the world.

So, why is it that in a place like Florida we are not all using solar power?  After all, we have the most sunshine of any state in the USA, there is hardly a day goes by without the sun. Yet, we are still relying heavily on electricity.  Oddly enough, Florida…

A hot topic amongst Naples homes owners at the moment is Flood Insurance!  Everyone I have talked to recently seems to be under pressure from their insurance companies,  ever since the last large hurricane to hit Naples, namely Wilma, after which many insurance companies had to pay out a lot of money.  It seems that the insurance companies are making it difficult, especially for those of us that live out in Golden Gate Estates, Naples to get insurance at a reasonable price.  I myself have had to change my insurance company over the last year, and now, I have just been informed that after living here for five years, happy in the knowledge that I live on a piece of land that is high and dry, (a fact proved by having no standing water on my property at any…

Well everyone want's to know how the housing market is doing right? The price of our homes is a direct reflection of the economy, when the economy is doing well our house prices go up, when it's low they go down.  The good news is that Downing-Frye's pending sales for September 2012 are up 54% over the same time period last year.  Our office just announced that Downing-Frye Realty, Inc will hit ONE BILLION in closed sales to date.    A report from the Naples Area Board of Realtors also made comment on the dwindling inventory in Naples which is driving home prices up!  They also stated that the median closed price on homes increased by 10 percent for the twelve month period ending in August 2012.   The last time inventory was this low in Naples was back in…

Naples Real Estate sales are continuing to build in Florida.  Mike Huges the VP at Downing-Frye Realty, Inc explained that our pending sales In January 2012 were our highest January since 2005!  Same again in February, with 398 pending sales, March had 465 Pending sales and April was also the best since 2005, May and June also followed the same path.  July which is normally a slower month in being in the middle of the Summer slow down, also never missed a beat with another very strong pending sales list.  That makes seven strong homes sales months for the first part of 2012.  Altogether we had a 17% increase in pending sales in Naples Florida compared to the same time period in 2011. Inventory is continuing to diminish and prospective buyers are rising. …

The inventory level of available properties in the greater Naples area is the lowest its been in over six years, and no one can predict exactly how tight the market will get. The Naples home price gap between list price and the sales price continues to narrow, indicating that properties are priced accurately for local market conditions. With inventory dwindling, sellers have had more control as they wait for offers nearer to the list price. “The real estate market continues to clear. Prices haven’t done much but inventory is down, and this progress from an economic standpoint,” said Dr. Shelton Weeks, Director of the Lucas Institute for Real Estate Development & Finance at Florida Gulf Coast University.
